Senior Manager, Data Center Operations at Cushman & Wakefield Job Description

  • Development and implementation of specifications, bidding documents, plans and procedures covering mechanical engineering, maintenance operations and project oversight.
  • Administration of service subcontracts and on-site evaluation of quality levels and competitive costs.
  • Controlling and overseeing the utilization of maintenance and operations personnel across facility lines to assure optimum use of resources as peak workload, absenteeism or special needs occur.
  • Preparation and submittal of budget recommendations and the exercise of control over operating expenditures.
  • Continued evaluation of all phases of property operations in order to enhance the efficiency of the operation and to maximize cost effectiveness.
  • Selection, supervision, development, and training of all subordinate engineering and maintenance personnel.
  • Inspection and assurance to see that all vacant spaces are maintained in a clean and occupant ready condition.
  • Assisting in maintaining liaison between internal departments and client.
  • Development and implementation of proactive programs to track, analyze and reduce maintenance requests in order to provide a higher level of service to client.
  • Maintenance of an overview to assure that adequate inventories of operating and maintenance supplies are on hand.
  • Development of annual operational plans tied to the facility business plans including individual quarterly goals and objectives approved by the Senior Property Manager and the client.
  • Reviewing and approving plans and procedures for handling complaints or requests from facility tenants or occupants.
  • Regularly and systematically analyze and appraise the effectiveness of operations under his/her control; ensuring that policies are observed and that prompt corrective action is taken as needed.
  • Supervising and training all facility employees in proper safety procedures.
  • Assisting management in the coordination of fire safety and all aspects of current fire laws as they apply as well as coordinate with the local Fire Department to obtain required certification and adhere to specific Fire Plan Regulations.
  • Recommending capital improvement programs for the project and implement all mechanical, electrical and elevator capital expenses approved by owner.
  • This position requires that the employee perform services for a customer at a customer facility.  The customer mandates that all service providers entering its facility be fully vaccinated against COVID-19.  In light of the customer’s requirement, CW will require each individual to be fully vaccinated for COVID-19 prior to commencing employment in this position, except to the extent that applicable law requires a reasonable accommodation for the individual (and to the extent that such accommodation does not impose an undue hardship on CW).

IMPORTANT EXPERIENCE

  • A minimum of 4 years of work experience in a data center or tenant services capacity
  •  Experience with data entry, expansive reporting, filing, answering phones, scheduling and communications
  •  Previous customer service experience

Prior experience working in the facilities/property management, commercial real estate or professional services industries preferred

ADDITIONAL ELIGIBILITY QUALIFICATIONS

  • Working knowledge of lease terms, the reconciliation process for Common Area Maintenance, insurance, and real estate taxes
  •  Proficient in understanding management agreements and contract language
  • Working knowledge of computer software programs and base building systems
  •  Computer proficiency with Microsoft Office Suite (MS Word, Excel and PowerPoint)
  •  Demonstrated ability to exercise good judgment
  •  Excellent interpersonal skills
  • Ability to work a flexible schedule as needed, including but not limited to overnight travel, on call after hours and weekendsWORK ENVIRONMENT
