Facilities Technician at Lemonjuice Capital & Solutions Job Description

Job Summary

Supports facilities technician team with knowledge of all aspects of facilities maintenance. Enhancement of property work environment.  Responds and attends to guest repair requests. Communicates with guests/customers to resolve maintenance issues. Performs preventive maintenance on tools and kitchen and mechanical room equipment, including cleaning and lubrication. Visually inspects tools, equipment, or machines. Carries equipment (e.g., tools, radio). Identifies, locates, and operates all shut-off valves for equipment and all utility shut-offs for buildings. Maintains maintenance inventory and requisitions parts and supplies as needed. Communicates each day’s activities and problems that occur to the other shifts using approved communication programs and standards. Displays basic knowledge or ability to acquire knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building.  Performs all surface preparation, painting, minor drywall and wood trim repair, light bulb and A/C filter replacement and the complete and thorough clean-up of the painting or repair area. Tests, troubleshoots, and performs basic repair on all types of equipment, plumbing (e.g., plunge toilets and unclog drains), electrical components including lamps, cosmetic items, extension cords, vacuum cleaners, internet devices, replace electrical switches and outlets, and other guest room items. Programs T V’s and performs general housekeeping and technician-related inventory duties. Uses the Lockout/Tagout system before performing any maintenance work. Perform repairs on interior and exterior landscaping as well as external landscaping sprinklers. Displays basic computer skills including inputting air handler schedules and making temperature changes.

Reports accidents, injuries, and unsafe work conditions to manager; and complete safety training and certifications. Follows all company policies and procedures, ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets. Welcomes and acknowledges all guests according to company standards, anticipate and address guests’ service needs, assist individuals with disabilities, and thank guests with genuine appreciation. Speaks with others using clear and professional language, prepare and review written documents accurately and completely, and answer telephones using appropriate etiquette. Develops and maintains positive working relationships with others, support team to reach common goals, and listen and respond appropriately to the concerns of other associates. Complies with quality assurance and standards. Performs other reasonable job duties as requested by Supervisors.

Key Duties/Accountabilities

  • Addresses guests’ service needs in a professional, positive, and timely manner.
  • Welcomes and acknowledges every guest with a smile, eye contact, and a friendly verbal greeting, using the guest’s name when possible.

  • Responds to all guest complaints promptly and, if cannot remedy the situation, let the proper people know so they can follow up and try to satisfy the guest. Cleans all technician areas as directed by Management.

  • Reads, logs, tracks, and interprets readings from meters, gauges and other measuring devices in accordance with inspection and rounds procedures.

  • Follows Hazardous Material Management Program procedures for handling and disposing of chemicals, fertilizer, pesticides, blood borne pathogens, etc., including using Material Safety Data Sheets (MSDS).
  • Uses proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.
  • Identifies and corrects unsafe work procedures or conditions and/or report them to management and security/safety personnel.
  • Maintains proficiency of fire sprinkler and emergency power system and be familiar with the duties and responsibilities of the Fire and Emergency Rescue Teams.

Executive Housekeeper at Lemonjuice Capital & Solutions Job Description

Position Summary

Inspect guest rooms, public areas, pool, etc. after being cleaned by Housekeeper to ensure quality standards are met. Verifies and updates room status (prioritizes room cleaning, determines, documents, & resolves room discrepancies, as well as updates status of departing guest rooms). Coordinates the efforts of Housekeeping, Maintenance, Front Office, and Laundry. Prepares, distributes, and communicate changes in assignment sheets/workboards. Communicates issues to next shift. Completes required paperwork. Welcomes and acknowledges all guests according to company standards; anticipates and addresses guests service needs; assists individuals with disabilities; thanks guests with genuine appreciation. Speaks with others using clear and professional language. Develops and maintains positive working relationships with others; listens and responds appropriately to the concerns of other employees. Ensures adherence to quality expectations and standards.  Must be able to quickly move around the resort and lift and bend.

Key Duties/Accountabilities

  • Inventories housekeeping supplies, equipment (ensures equipment is in good working order), and chemicals and orders replacements as needed. Issues supplies and equipment to team members.
  • Reports Work Related accidents or other injuries to management, Ensures Material Safety Data Sheets (MSDS) are up to date and ensures employee compliance. Follows Hazardous Materials Management Program protocols when handling disposal of any chemical, pesticide, bloodborne pathogen, etc. Ensures that staff wear PPE when needed.
  • Schedules routine carpet/tile cleaning and deep cleaning of rooms.
  • Attends periodic staff meetings with other department heads to discuss company policies and any guest complaints and makes recommendations to improve service and to ensure efficient operations
  • Plans and posts housekeeping, laundry, and houseman schedules to ensure adequate service. Prepares room assignments for rooms to be cleaned. Schedules midweek cleans for stay-overs. Updates Front Desk-Housekeeping daily worksheet.  Informs and works with Maintenance Department regarding maintenance concerns and/or problems found in the Resort or in individual rooms. Reports status to the front desk.  Checks ODH (On-demand-housekeeping)
  • Inspects areas cleaned to ensure standards are met. Investigates complaints regarding housekeeping service and takes corrective action. Uses active listening techniques to de-escalate irate guests.
  • Ensures staff dates and tags room number (if known) of all lost and found items left in rooms or on property and provides an up-to-date list to their supervisor. Brings items to a secure designated area and reports all lost and found items to the Front Desk.

SUPERVISORY RESPONSIBILITIES

  • Assist management in hiring, training, scheduling, evaluating, counseling, disciplining, and motivating and coaching employees. Safeguards employee and guest privacy. Ensures that staff follow all company and safety and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries; completes safety training and certifications. Ensures uniform and personal appearance are clean and professional; maintains confidentiality of proprietary information; protect company assets.
  • Directly supervises a staff of 5 to 6 employees to include Housekeeping Supervisor in the Housekeeping Department. Carries out management responsibilities in accordance with the resort’s policies and applicable laws.
  • Interviews, hires, and trains employees; plans, assigns, directs work; appraises performance; rewards and disciplines employees; addresses complaints and resolves problems.
  • Proven ability to work within budgetary guidelines, maintains proper inventory, understands analytical information, and consistently communicates progress and needs to Regional Resort Manager.
